5 Tips On Selecting The Right Developer For Property In Malaysia

I don't know about your country, but in mine, Malaysia, when you're looking to buy property of any type, one of the important criteria you would want to look into is - the developer.

The project is important, but you would agree that the developer plays even a bigger role; in ensuring that you're getting the best property deal in Malaysia.

So, you might want to read on to find out, who would be your ideal developer...

Well, basically, these are the criteria to look for:

1. Reputation and Reliability

Need I say more? You know this already, don't you? But...

The most important thing is: How do you find out reputation and reliability of a developer, right?

Simple, just ask around residences or owners of previous property projects by your targeted developer! You should be able to get some hints from these neighborhoods.

While you're there, open you eyes; BIG and WIDE! Observe their workmanship. Would you be happy with the quality of work that you see right before your eyes?

You can also check who their financiers are. Do they owe their contractors, vendors and suppliers? You wouldn't want to be involve with a bad pay master, would you?

One more thing...

Find out if this is their first project? If they are not from a developer background, you should think again...

2. They should be registered under REHDA

REHDA, or the Real Estate and Housing Developer Association, is the association that keep track of a developer's records.

Reputable property developers in Malaysia are members of REHDA... and if it is not registered... well, you know what to do, right?

3. Timeliness in Delivery and Quality

While checking out the previous projects by the developer, find out about their timeliness. Are they delaying project consistently? What is their compensation for the delay? Is the compensation fair and following the legal requirements?

4. Credibility, Management Effectiveness, After Sales Services.

These are the normal things to check. A MUST!

When youre uncovering the background of the developer of property projects in Malaysia, find out about their credibility, their management teams and effectiveness, and what is the quality level of their services?

And now... the most outrageous criteria!

5. License!

Huh? Property developers in Malaysia MUST have a license, don't they?

Alright, before I go about embarrassing my lovely state... let me explain:

You see, there are certain licensing requirements for properties in Malaysia. And not all property projects are necessarily regulated. Thus, there's no pre-requisite to have a valid license for certain project types.

Property projects that requires a valid license in Malaysia are any buildings that are intended for human habitation, partly or wholly. Examples, low and medium cost apartments, condominiums, terrace houses etc.

But then again, The Minister may by notification published in the Gazette, exempt any housing developer from any or all of the provisions of the Housing Development (Control & Licensing) Act, 1966.

So, these 'exempted' developers may not need any license as well!

Now, you probably would be asking: What else does not require a valid license?

Here's the loopholes...

If the developer is building less than four units; or the units are only sold after full Certificate of Fitness for Occupation has been issued. No license is required.

Besides that, any approved commercial development, no valid license are required.

Examples, service apartments, commercial buildings, shop lots, shop offices, bungalow plots and/or land, orchard land and/or agricultural land, industrial and/or factory lots, and other types of properties not specified as Housing Accommodation?under the Housing Act

Ouch!

Now, how are you going to find out about these?

Well, frankly...

Information about these are perfectly rare. You can ask even an average Malaysian, who lives her whole life here - she may not know all these either!

So, the most important task you need to do is to get hold of reliable and information-packed resources to aid your property quest in Malaysia, don't you agree?

Smart Business: How To Manage Bandwidth Requirements For Multi-Media Applications

In an enterprise environment, voice and video over IP (VoIP) significantly reduces long distance telephone charges by transferring all long-distance voice data over the Internet connection. It also provides a means for rich multimedia applications converging video, voice and data in a single session. Since VoIP shares the Internet connection with other forms of traffic, it must compete with other applications for network bandwidth. In order to make VoIP a viable business application for this scenario, the quality of VoIP should be equal to the traditional PSTN/ISDN voice and video services.

A typical corporate network environment carries a broad mix of data traffic with different bandwidth needs. Bursty data applications, such as email and the web, have variable and unpredictable bandwidth requirements while streaming real-time applications such as voice and video demand consistent bandwidth allocation and minimal delays. While a 250 millisecond delay in an email or a Web page will probably not be noticed, a similar delay in a VoIP phone conversation or video conference would make conversation uneasy and cause callers to talk over each other.

Streaming applications like VoIP and videoconferencing require performance guarantees to ensure that they do not suffer from bandwidth contention from less critical applications and Internet traffic (e.g., non-critical Web browsing, large FTP file transfers, and P2P uploading/downloading of digital music files). A policy based quality of service (QoS) solution can ensure that your voice and video applications receive the bandwidth they require.

So what's the solution??

First....ensure your network is optimized for sufficent bandwidth....with room for expansion when/if necessary. For businesses with frequent multimedia applications such as videoconferencing....a minimum of DS3 Bandwidth is necessary. Perhaps OC3 for large companies with extensive multimedia load pressures on their network.

Second....allocate your network resources based on business priorities. A commercially available monitoring device will help you monitor and manage network and application performance. This allows you to prioritize traffic traveling over your WAN/Internet connection and guarantee bandwidth for timing-critical, real-time applications like VoIP and videoconferencing. Through such a device specific voice, video and multimedia traffic flows can be identified and the following actions can be assigned: minimum and maximum bandwidth; priorities; guaranteed rate (CBR); fairness; and control over the number of sessions allowed through the network.

Take control of your Internet and WAN resources to optimize the performance of your business-critical applications, VoIP and video traffic. Ensure sufficient bandwidth in your network for near term and expansion needs....and implement a monitoring system to manage the daily operations and priorities.

That's simply smart business.

Wifi Hotspot Locations for Sale - is That a Good Thing?

Recent companies have been advertising wifi hotspot locations that are 'turnkey' (they can run themselves), and only cost between $13,000 and $20,000 to start. Is that good?

First of all, if it's so turnkey then why aren't they just popping off wifi hotspot locations left and right for themselves, is it their newfound generosity that has them 'sharing' the opportunities they have available. I'm not knocking the possibility of some companies to provide a business model, like in the restaurant business where they allow you to own a branded franchise for an initial investment in order to spread out locations in a more easier return on investment. However, wifi locations normally have an additional service or product that acts as an anchor for customers to come in and use the benefit of wi-fi to connect to the Internet thru broadband high speed access. Starbucks and Hilton Hotels are prime examples of a business model that has customers coming in for a service or product and then using wifi access as a secondary product/service.

Secondly, the potential for wifi hotspots cannot be limited to a cookie-cutter system that will fit everyone, after all if that were the case the other auto makers wouldn't be in business and we would still be driving 'Model T' Fords. Not to mention the fact that if you open a business with only wifi access as the only product/service available and then the community, town or city where your business is located decides to wirelessly enable the public transportation system like in the southern California city of Cerritos; guess what - your business just got knocked the flip out.

African American small business people have resources, and some may believe those resources are unlimited. But if you shell out $20,000 for a new business and after 6 months get locked out of your client base by a larger business or business model, you have lost more than your investment. A wifi business is not something that can be advanced as able to stand on it's own in the present day. In the example above the city of Cerritos is delivering wifi along with it's transportation system, which should probably increase ridership as people will opt to ride and check their email or just finish up a project as they go to work or to shop.

Look carefully at starting to use wifi in your business, research and see if there is a potential for competition to knock you client base out of the ballpark. Even then, when is your competition going to implement their wifi access and see if you have time to enhance your wifi service with coupons or other attractive services that may not be available to your competition. Wifi access will become a very powerful business asset in the coming year and more so in the future. Now is the time to get your feet wet, just check out your options in order not to get drowned out of business.

Broadband - Awareness Campaigns

A series of events themed around safety on the Internet is being aimed at both children and parents in an attempt to raise awareness of dangers and risks on the Internet.

With broadband connections available more freely nowadays and more of us now having access to a personal computer or laptop, parents are being encouraged to keep a close eye on their children's online activity.

February 12th has been entitled 'Safer Internet Day' by the InSafe group. The European-wide event - which is celebrating it's fifth year of operation and awareness - was set up to encourage vigilance - both by parents and children - on staying safe online.

Schools were also encouraged to raise awareness, with many now having access to broadband connections in order to help with research during lessons. Information packs for a range of ages were provided by InSafe, who also ran a design competition of publicity material.

The competition encouraged groups of children from across Europe to design promotional projects about online safety, with the winning entries becoming focal points for the campaign, as well as offering a cash prize for the winning groups.

According to research carried out in 2007, over 40% of youngsters between the ages of 8-11 regularly used the internet, and there have been past campaigns to highlight the dangers of revealing personal information, such as mobile phone numbers and real names on internet chat rooms and social networking websites.

There have been rises in high-speed broadband connections and social networking websites over recent years, and children of all ages are being advised on how much information they post on their profiles.

But the Get Safe Online campaign is also advising users of all ages on the dangers of viruses, spyware and malware, and encouraging them to use anti-virus software and firewalls in an effort to protect their personal data.
